The buyer's agent
I represent you, the buyer.
It's natural for every agent and every agency to work with the developers and subdividers they already have a relationship with, that's simply how the market works, and there's nothing wrong with it. My role is different: I compare options across different partners, negotiate each one, and give you an unbiased read on what actually fits your moment, whether it's a new development, a ready property, a lot, or a listing from another agency. And when the right property is listed with another agent, I partner with the best professionals in Pouso Alegre to go get it for you.
In more mature real estate markets (the United States, Portugal) this split has existed for decades: on one side, the Seller's Agent, representing the seller; on the other, the Buyer's Agent, representing the buyer. Here in Pouso Alegre, in Minas Gerais and in Brazil, I'm one of the pioneers of this approach.
Innovation has always been a constant in my career, and this way of working didn't come out of nowhere. In 2016 I graduated as a certified real estate transactions technician, and in April 2017 I became a licensed real estate broker: that's when I left the public sector, where I worked as a purchasing and bidding supervisor. I only walked away from a stable public-sector career because I found something better: the personal satisfaction of helping families buy their first home. I started with off-plan apartment developments and, over time, specialized in land lots, new releases and remaining inventory, becoming a go-to name for turning around stalled developments. In 2020 I opened my own real estate agency. And today all of that experience has taken on a new direction: instead of representing a development, I represent you, the buyer. I'm a father to Isis and Martín, and it's for families like mine that I work to make this decision safer. I'm on the buyer's side, you can count on that.

An agent who's only yours
Why have my own agent instead of the developer's agent?
A developer's or subdivider's agent represents that development. I compare options across different partners and only recommend what genuinely fits your moment, from the first contact to the keys in your hand.
Does hiring an exclusive buyer's agent cost more?
No. My commission comes from the seller's side, as in any standard real estate deal in Brazil. The difference is that my work is built around the buyer's interest, not the seller's.
Documents & due diligence
What usually matters most when checking if a deal is safe?
Every property has its own story: an off-plan unit, a ready property, a lot or remaining inventory each call for a different kind of check. Before any offer, I pull together the property's and the deal's documentation so you can decide with a clear picture, with nothing left in the fine print.
Can you tell if a developer or subdivider is reliable?
Yes, by looking at their delivery track record, the financial health of the project, and how similar developments in the region are progressing. That's part of the screening I do before I ever bring you an option.
New release, ready property, or stalled lot
Is it better to buy off-plan or a ready property?
It depends on your moment: off-plan usually means more flexible payment terms, but you wait for construction; a ready property lets you see the real thing and move faster. I compare both paths with you before you decide.
What is a "turnaround", and why does it matter to me?
It's bringing stalled lots and developments back onto the market, often with better terms than a brand-new release. It's been my specialty since 2020, and it regularly opens up opportunities no one else is offering.
Technical appraisal
How do I know if the asking price is fair?
I compare the property against real deals in the region, not just listing prices. As a certified property appraiser and court-appointed expert (CNAI 31.457), this is literally my technical trade, not just an agent's opinion.
Do I need an appraisal even if I've already decided to buy?
It helps a lot, especially to negotiate price or confirm the bank's financing will match the value. A technical read avoids surprises when the bank's own appraisal comes in.
